Returns vary by deal, but investors typically receive both cash flow distributions during the hold period and a profit share when the property is sold or refinanced. Distributions are generally paid quarterly, though this depends on the project.
Both accredited and non-accredited investors may be eligible depending on the offering type. Some deals require accreditation, while others allow sophisticated, non-accredited investors. We will clearly specify eligibility for each opportunity.
Minimums vary by project but generally start between $25,000–$50,000 for direct investors. If you’re contributing through our BuildWealth fund, the minimum investment is $5,000, allowing more flexibility while still participating in our projects.
Completely passive. We handle acquisitions, management, construction oversight, and execution of the business plan. Investors receive updates and distributions without needing to manage tenants or properties.
Most projects target a 3–7 year hold period, depending on the strategy—value-add, new development, or stabilization. We aim to maximize returns while balancing market conditions and timing.
We focus on strong job and population growth, landlord-friendly environments, and areas with long-term demand drivers. Every property is evaluated for income potential, renovation or development upside, and overall risk to ensure it aligns with our investment thesis.
All real estate investments carry risk, including market shifts, interest-rate changes, construction delays, or operational challenges. We mitigate these risks through conservative underwriting, experienced partners, and diversified strategies—but returns can’t be guaranteed.
After expenses and preferred returns are paid, remaining profits are split between investors and the sponsor (our team). A common example is an 80/20 split, meaning investors receive 80% of profits and the sponsor receives 20%, though this can vary by deal.
Investors typically receive depreciation, cost-segregation benefits, and operational write-offs, which can significantly reduce taxable income. Your CPA can help determine how these apply to your individual situation.
